Tile Roofs and UNSEEN Hurricane Damage
We have recently seen a number of tile roofs that had damage from Hurricane Wilma that weren't obviously damaged from the ground. A particular kind of vibrating resonance called "Hemholtz Resonance" DETACHED portions of the roofs from their concrete or foam bonds. Without a roof inspection there may not appear to be any damage.
It is important to inspect your tile roof if you were in a high wind area from Hurricane Wilma because:
1. You have only FIVE years to make a claim after an event.
2. Almost ALL insurance policies have a requirement that you "maintain your property in good condition".
3. If old damage is discovered in the case of a new claim (not hard to do), the insurance company may NOT PAY to repair your roof because of paragraph 2. above.
4. You may be out of pocket $30,000 or more to replace your roof.
Give me a call to schedule a roof inspection to see if you have any damage. If your roof has over 25% damage, it most likely is eligible for full replacement by your insurance company. My fee for the inspection and a summary report is $200-$400 depending on where located in South Florida.
