Scope of Services
The inspection covers the following areas and the written report will provide a narrative of actions taken, observations made and repair/maintenance recommendations for the following areas.
Work emphasis is on more complicated residential properties and problem solving.

Depending upon the property, the inspection can also include items such as detached buildings/garages, pool/spas, docks, seawalls, boat lifts, septic system, well and pump, and sprinkler systems.
For major items requiring attention, estimates of repairs and replacements will also be given, if requested. Arrangements can also include coordination of obtaining quotes from contractors/suppliers and overseeing repairs/replacements.
You are encouraged to ask questions during the inspection and at the conclusion of the inspection. The inspection also provides a unique opportunity for you to learn about your property and its systems.
The written report is generally ready in a couple of days and a verbal report is given at the end of the inspection.
Estimated Inspection Costs
Residential inspections can range from $500 - $1,000 or more depending on size and complexity of the property and requested services. I prefer to quote a fee after learning about the specific property and the inspections requested. I take into account the size, type of construction, age, number and type of systems and components, and any specific areas of concern you wish to have evaluated.
Structural Mitigation Surveys
Insurance companies in Florida have a program whereby you can obtain lower insurance rates based upon the characteristics of your house's construction. You are most likely aware of credits for hurricane shutters. This program and potential credits are based on your roof type and attachment to the wall systems, wall reinforcement and attachment to foundation, nailing pattern of the roof covering to the trusses, and type of door and window openings. Also, depending upon when your house was completed, certain wind load standards will apply. It is possible that even though your home was completed some time ago, higher building standards were used.
I, as a Florida licensed Professional Engineer, provide these surveys, usually for a price of $150, depending upon size and how difficult it is to access your attic space which is required for the survey. I can also provide research into your building's structural design specifications used in its building for an hourly fee. You can also do this research yourself by going to the building department that issued your permit.
I have had reported that some policies have been reduced by up to one half the annual cost. Others may save several hundred dollars depending on your house's particular characteristics.
